Borrower Profile

  • Entity Requirement: Loans must close in an LLC or business entity

Loan Terms

  • Loan-to-Value (LTV): Up to 75% LTV (asset-dependent)
  • Loan-to-Cost (LTC): Up to 85% LTC on value-add or heavier transitional projects
  • Terms: Interest-Only, typically 12–36 months
  • DSCR Requirement: Flexible for transitional assets (no minimum DSCR required if value-add plan is strong)
  • Rehab/Capex Financing: Available depending on scope

  • Rent Roll & Trailing 12-Month Financials (if property is partially occupied)
  • Detailed Capex Budget (if value-add)
  • Personal Financial Statement (PFS) & Schedule of Real Estate Owned (SREO)
